The fact of the matter is that the foundation does need to be repaired as financing will not be available for this. The only finance option would be with private or hard money. And even with that they are going to want to see the buyer has enough money for a significant down payment (30% to 50% down) and the money for the repairs as well. In fact they will more than likely want the money for the repairs in an escrow account to cover their butts and make sure the foundation repair job gets done.

This is excellent information. I appreciate your understanding the homeowner's perspective on this. Your comment about foundation repair contractors addressing the real estate angle is absolutely correct. Of course we want work, but we also know it's very necessary in real estate dealings. I just wrote a blog post about tips for buyers and sellers on our website ( http://www.fixmyfoundation.com/blog/foundation-inspection-tips-for-buyers-and-sellers/ ). Good info, thanks again for this blog!

Hey there...i always hate to read about someone struggling with clay soils...because it is not necessary to live with swelling clays!
You can fix your swelling clay soil permanently by fixing what is wrong with it. Its the tiny electrical charge present in the clay, that attracts water and holds it next to the clay, causing it to swell.
We manufacture a product that is guaranteed to fix the swelling. Standard guarantee is ten years, or you can purchase additional testing which will get you a lifetime warranty on the structure (yes, the warranty stays even if you don't).
Give me a call @ (503) 421-1980, or shoot me an email to the address I listed. I have trained applicators in Texas who will back up our warranty with their own labor warranty. Or just call if you would like to ask some questions...I am happy to help!
